Role Description 

Step into an exciting leadership role as a Senior Building Manager, where you’ll be the driving force behind the smooth operation of a dynamic and thriving property!  

Reporting to the Property Asset Manager, you’ll take charge of the day-to-day services and maintenance of designated buildings, ensuring everything runs like a well-oiled machine. 

The successful candidate will present with experience of mechanical and electrical services with exposure of working on refurbishments from development phase. 

You’ll be the key coordinator for building security, safety, and the well-being of all occupants, while leading a team of dedicated professionals to deliver exceptional service. 

Your leadership will extend to managing all plant and equipment, ensuring everything operates flawlessly in line with the Planned Preventative Maintenance (PPM).


Responsibilities 

General Building Management 

 

Visitor and Occupier Experience: Maintain and enhance visitor and occupier satisfaction through the creation of a welcoming and engaging environment. 

Provide excellent customer service and concierge services to ensure a positive experience. 

 

Statutory Compliance: Ensure all statutory obligations, especially Health & Safety (H&S) and maintenance, are met in a timely and effective manner. 

Operate in full compliance with ISO 45001 (Health & Safety) and ISO 14001 (Environmental Management) policies and procedures. 

Mechanical and Electrical qualification. 

 

Record Management: Ensure all building records, including the Health and Safety file, Building Information Model (BIM), and maintenance logs, are up to date and regularly reviewed. 

 

Property Maintenance and Cleaning: Maintain and exceed the high standards of building cleanliness and maintenance expected by the landlord and tenants. 

 

Hospitality Oversight: Oversee hospitality functions, including reception services, service provision, and guest experience. 

 

Operational Excellence: Continuously enhance the operational systems for the buildings and car park to ensure efficiency. 

Ensure that any unforeseen operational issues are addressed promptly and professionally. 

 

Tenant Relations |Relationship Building: Foster strong relationships with tenants through open communication and prompt resolution of concerns or issues. 

 

Community Engagement: Create a sense of community within the buildings by organizing regular tenant events, particularly around holidays. 

 

Contractor Management 

Contractor Supervision: Manage contractors with professionalism and respect to ensure service quality. Address and escalate any issues or concerns regarding contractor performance as necessary. 

 

Plant and Equipment Management: Oversee all plant and equipment maintenance in line with the Planned Preventative Maintenance (PPM) schedule. 

 

Budget Management 

Service Charge Budgeting: Develop and produce the annual Service Charge budget. 

 

Invoice Scrutiny: Review and approve all service-related invoices, ensuring expenditures align with the budget. 

 

Expenditure Monitoring: Continuously monitor spending to ensure it remains within the approved budgetary limits. 

 

Miscellaneous 

Collaboration: Work closely with the Director of Sustainability, Head of Occupier Services, and Facilities Manager to deliver top-tier customer service, sustainability, and energy-efficient practices. 

 

Task Completion: Undertake and complete other relevant tasks as directed by the Asset Manager

 Essential

  • A minimum of 5 years’ experience in building management, refurb experience highly desirable.  

  • Excellent communication (written and verbal), interpersonal and organisational skills.   

  • Office, Excel and Word proficient.   

  • Highly organised and able to work to tight deadlines, and under pressure. 

  • Professional, courteous, calm, and efficient in approach. 

  • Ability to work on own initiative and within a team environment. 

  • Able to solve problems and add-value through creative thinking. 

  • Experience in budget management and report writing.   

  • A 3rd level qualification would be advantageous but not essential. 

  • Membership/Accreditation of SCSI, CIBSE, IWFM would also be an advantage. 

 

Essential  

  • Strong Technical Experience is Essential in Mechanical and Electrical services 

  • Possess a strong ability to lead a team and be pro-active 

  • Proven ability of team management experience 

  • Experience of refurb from development phase 

Reumeration 65k - 75k depending on experience + benefits
