Development Manager | Residential
A leading organisation in Ireland’s mixed-use development sector is seeking a dynamic and driven Development Manager to join its ambitious team. With extensive land holdings across Dublin, the company is committed to creating exceptional, sustainable communities.
In this exciting role, you will oversee a portfolio of residential-led development projects, guiding them through feasibility, design, and planning stages. You will play a pivotal role in financial appraisals, contract negotiations, service charge structuring, and presenting to senior management. Collaborating closely with internal construction, cost, and sales teams, you will ensure projects are primed for successful delivery.
As part of a small but highly dedicated team, you will manage your own projects with the full support of senior leadership, providing an excellent platform for professional growth and impact.
Key Responsibilities:
Stay informed on relevant legislation and national/local planning policies (NPF, Development Plans, SDZ, LAP) to shape project proposals.
Advise and support construction, finance, and sales teams on planning-related matters.
Manage external consultants and associated fee budgets to secure planning consents.
Engage with local authorities, state bodies, and stakeholders to obtain planning approvals and prepare projects for development.
Oversee the discharge of planning conditions.
Work alongside the project management team to ensure seamless transition from planning to construction.
Collaborate with the Sales & Marketing Manager to align designs with budget and target market needs.
Conduct ongoing profitability analysis with senior management and finance teams.
Identify opportunities to enhance value and reduce costs across both existing and new developments.
General Responsibilities:
Take on additional duties as required, ensuring workload is managed effectively.
Stay informed about company developments and act as a positive ambassador.
Use resources efficiently, making environmentally responsible business decisions.
What We’re Looking For:
A degree or postgraduate qualification in planning, property, or a related field.
MRTPI / MSCSI qualified or actively working towards chartership.
Proven experience in navigating the planning process.
3-5 years’ experience working on residential and/or commercial development projects.
Strong understanding of due diligence in land development acquisition.
Knowledge of the full development lifecycle, from pre-construction to sales/leasing.
