Community & Property Lettings Manager. (Global Asset Management firm)
My client is a global asset manager and operator of urban living communities in
creativ capital cities around the world.
My client building consists of 114 bed co living residence in Dublin. It offers a variety of coliving studio units for private living, all appointed with kitchenettes, living/working/diningand ensuite bathrooms inunit.
Communal amenities will include a coworking space, gym, several residents' lounges,
library, screening room, terraces and communal kitchens.
My client is seeking a Community & Property Manager for this unique opportunity to
spearhead their recently launched new building and ovesee the stabilisation of their
property in Dublin, to oversee all elements of the residential property management
from sales and marketing, leasing,health & safety,events, maintenance, and KPI
reporting.

Responsibilities:
Regularly inspect properties, manage tenant work orders, source reputable suppliers, coordinate repairs, ensure regulatory compliance, oversee contractors, obtain
competitive quotes, maintain health andsafety standards, inspectand maintain common areas, andrecord utility readings in a timely manner
Manage tenant inquiries, lease agreements, and violations, while also welcomingnew residents, fosteringa positive community, and handling lease renewals and financial matters
Ensure effective communication of building updates,events, and emergency contacts the company app.
Develop and implement local marketing tactics, advertise vacant properties, conduct property showings, screen applicants, ensure lease documents are signed and recorded with the RTB, and report leasing progress and statistics to the wider business
Oversee leaseup and launch events in collaboration with the Development team,
support Operations& Finance teams in setting up PMS (YardiVoyager or Lavanda) and App, aiding Operations in legal aspects, contribute to marketing launch strategy, assist in mobilisation tasks for asset handover, and collaborate with the Ops team to develop new forms or SOPs for the building
With the assistance of PSRA Agent, set and reinforce expectations for
strict compliance with legal, mandated,and operational buildingcodes of practice.
Regularly upkeep and inspection of all records
Assist in property budget development, actively managing budgets on a weekly basis bybenchmarking actualsagainst targets, explainvariances, identify non-value adding discretionary costs, implement energy saving programs, track operational and financial KPIs monthly, and ensure compliance
with regulations in managing securitydeposit accounting
Organise monthly tenant events,with the assistance of the Community Curator, ensuring effective communication of events to residents, building positive relationships
with the local community, and establishing preferential rates and exclusive offers
with local businesses and venues for residents

Strong negotiation and deal-making abilities
Excellent communication and interpersonal skills
Proven successin residential leasingand tenant relationship management
Sound grasp of lease agreements, legal terms, and documentation
Expertise in lease administration software and propertymanagement systems (Yardior Lavanda)
PRSA licensepreferred (if applyingto obtain the license this role will allow the applicant to gain experience)
Strategic thinkingand effective problem-solving abilities
Analytical thinkingwith fine attention to detail
Requirments
A PSRA license is NOT an essential requirement for this role as my client is the landlord BUT is highly desirable
Location – Based on site Dublin city centre.
Remuneration 50k - 55k
