PRS Lettings Agent – Dublin

My client is looking to recruit  an experienced PRS Lettings Agent to join team. This role offers a permanent position within a highly established firm. Comprehensive training and support will be provided.

You will be managing a PRS development Dublin. The role involves overseeing a full on-site management suite with concierge services, ensuring smooth operations and delivering excellent service to both clients and tenants.

This position requires an individual who can work independently while also collaborating effectively within a professional team. Attention to detail and the ability to adapt in a fast-paced environment are essential.

Key Responsibilities:

Property Inspections and Market Analysis:

    • Inspect properties and establish market rents based on comparative analysis and market knowledge.

    • Understand market trends, effective marketing strategies, property presentation, and statutory property obligations.

    • Communication and Coordination:

    • Communicate effectively with colleagues, clients, and tenants.

    • Handle daily lettings inquiries via phone, email, and social media.

    • Schedule and conduct property viewings, primarily on weekdays and Saturday mornings.

    • Negotiate letting terms with tenants and manage the lettings process.

      Administrative Tasks:

    • Gather references and IDs from prospective tenants and conduct thorough background checks.

    • Prepare and process all necessary lettings documentation, including scanning and filing upon completion.

    • Manage utility transfers, RTB registrations, and tenant standing orders.

    • Prepare inventories when required.

    • Create and manage property advertisements, including text and photos for online listings.

      Client Reporting and Performance Analysis:

    • Prepare weekly reports for clients.

    • Strive to achieve optimal results in relation to new lettings and occupancy levels.

    • Analyse portfolio performance and provide recommendations to improve client outcomes.

    • Assist colleagues in reviewing new rental developments, advising on estimated rents, and suggesting improvements.

Requirements:

Licensing and Experience:

    • Must hold a PSRA License ‘C’ and possess a property-related educational qualification.

    • A minimum of 5 years’ experience in letting properties within Dublin is essential.

      Skills and Attributes:

    • Strong attention to detail, particularly in client reporting and document processing.

    • High level of confidentiality in all matters.

    • Enthusiastic, motivated, and committed to providing a first-class professional service.

    • Excellent communication skills, both written and oral, with fluency in English.

    • Confident in interacting with people in person and over the phone.

    • Proficiency in Microsoft Word and Excel is essential.

    • Ability to work independently and manage multiple tasks effectively.

    • In-depth knowledge of landlord and tenant legislation, PRTB regulations, and statutory property obligations.

    • Strong negotiation skills and the ability to build long-term relationships with tenants, colleagues, and clients.

      Other Requirements:

    • Access to a car is necessary for the role.
