Role Overview:

As the Technical Asset Manager for a diverse property portfolio, you will act as the owner's representative, taking ownership of all technical matters. This key role bridges engineering, asset management, and sustainability, ensuring the effective management of technical operations and project execution while maintaining a focus on financial performance and long-term asset value.

Tasks

  • Responsibility for all technical issues in a mixed property portfolio as representative of the owner including responsibility for the property budget in cooperation with commercial Asset Management.

  • Commission, monitor and manage due diligence (technical, environmental, ESG) for property acquisitions and sales.

  • Supervision of project controlling and execution of the acceptance of project developments ("forward deals")

  • Conception of upgrading concepts for existing properties, especially with regard to ESG aspects.

  • Control and supervision of external technical providers (e.g. property management, engineering and expert offices)

  • Advise and support the internal specialist departments on construction-related issues as well as on issues relating to ESG.

  • Support in lease negotiations with technical advice for existing tenants including management of fitout / refurbishment projects considering costs, deadlines and quality.

  • Negotiate, review and award contracts (e.g. construction, design) including preparing and obtaining internal approvals and internal/external reporting.

 

Qualifications

  • Level 8-degree qualification in construction / engineering, ideally related to real estate, energy/sustainability or project management

  • 5+ years of professional experience in technical asset management / project management in an engineering office or in the field of technical project control/management of commercial real estate.

  • Preferably chartership with relevant body, such as SCSI / RICS / COIB

  • Experience in planning, tendering and managing of construction projects with evaluation and elimination/remedial works of defects

  • Ability to coordinate several external companies involved in the technical asset management process

  • Good understanding of building installations, services, ESG, sustainability and energy management

  • Ability to think analytically and conceptually with a fast comprehension, working in a structured and self-reliant manner

  • Competent handling of MS Office applications (e.g. Word, Excel, Power Point) with strong communication and negotiation skills

  • Excellent proficiency in English, German is desireable

  • Very high level of motivation, exceptional flexibility and entrepreneurial personality with willingness to travel occasionally

  • Ability to work independently, take initiatives and be proactive with a high level of commitment
