Over the past years, Aedifica has been expanding its presence in Ireland and currently owns some 21 care homes operated by tenants not belonging to the Aedifica group and 1 development project, representing a combined value at completion of over
€ 400m which is expected to grow further, on the back of the strong fundamentals of the Irish care sector.
As a Senior Asset Manager, you will act as a local representative of Aedifica, working closely with the colleagues in the regional office in London and supported by the functional teams in HQ.
Job description:
Based on a strong general knowledge of the real estate sector in Ireland and the local healthcare market, the Senior Asset Manager will be growing a detailed understanding of my clients existing investment portfolio and development pipeline in Ireland. This understanding will allow you to play a pivotal role in the implementation of my client’s strategy in Ireland and maximise performance across the portfolio.
In cooperation with the colleagues in London the Senior Asset Manager will
Identify and execute asset management initiatives to create and/or protect value by improving income, generating capital growth and proactively managing risks
Represent the firm’s brand in Ireland within the limits of the asset management function towards external third parties, such as operators, co-ownership structures, suppliers, government institutions, etc.
Handle overall tenant relationship management – as a negotiation partner with operators for current and future projects you will be in the position to assess and implement value creation opportunities
Maintain contacts with other relevant market players, such as suppliers, developers, legal and other (technical) advisors
Participate in the validation of the portfolio strategy and prepare and manage (annual) business plans (rental income, OpEx and CapEx planning) and subsequent (re)forecasts, including conducting hold-sell analyses
Supporting and promoting my clients CSR objectives and encouraging best practice engagement by operators and advisors
Working in close coordination with the investment and transaction management teams to assist in the sourcing, underwriting, negotiation, management and closing of deals
Assure property reporting - assessment and approval of incoming invoices, work orders, service costs, etc., within the approved budget and approval limits and support headquarters’ operational and financial controlling teams
Monitor and safeguard operator compliance with lease agreements, including their maintenance obligations and monitoring of receivables
Provide document and data management support – ensure property related documentation is secured upon the acquisition of existing buildings and/ or delivery of development projects and is maintained during the life of the asset
Follow-up on insurance cover and ensure damages and claims are properly looked after
System and tools
Main systems and tools used in this position are the Microsoft Office suite and SAP
Relationships
The Senior Asset Manager will team up with the Property Manager in Ireland and is expected to establish working relationships with their business partners, especially the operators, developers and consultants who my client is working with. Internally, the asset manager will report to the Regional Manager based in London
Profile
Education / experience: degree level with a proven track record in real estate with five or more years of experience in asset management:
Successful track record in the execution of Asset Management strategies in Ireland, which includes skills in leasing, property operations, project management, construction and redevelopment, insurances, negotiations, financial analysis and reporting, all while effectively managing risks
Experience of managing health care real estate is an advantage.
Knowledge of relevant aspects of Irish Landlord, Tenant and Property Law
Innovative and creative self-starter, with strong numerical and analytical capabilities, being comfortable with complex financial analysis including cash flow modelling and able to interpret financial statements and management accounting
Highly motivated individual, a team player with hands-on mentality;
Structured and accurate way of working, solid organisational skills;
Ability to efficiently plan your time and prioritise projects in a dynamic environment;
Strong communication, presentation and writing skills in English.
IT skills: Strong MS Office skills, experience with ERP systems
