In this role, the successful candidate will be responsible for assessing and evaluating commercial properties for business rates, ensuring precise valuations, advising clients on their rate liabilities, and identifying opportunities for cost savings.


The role requires close collaboration with local authorities, the valuation office, landlords, and tenants, providing expert guidance on non-domestic rates, rent reviews and related matters. This is an excellent opportunity to advance your career with a leading firm in the property sector.

 

 

Key Responsibilities:

  • Advise clients on business rates appeals, prepare cases for submission, and liaise with the Valuation Office (VO) and other stakeholders.

  • Experience in determining Market Rent and a strong understanding of market trends, including lease agreements, rent review clauses, and relevant regulations.

  • Proven negotiation skills to manage rent reviews and resolve disputes between landlords and tenants, ensuring fair and accurate rent adjustments.

  • Excellent analytical abilities to assess property values, rental yields, and financial implications of rent review outcomes, supported by strong attention to detail in legal and financial documentation.

  • Conduct detailed surveys and inspections of commercial properties (offices, retail units, industrial spaces, etc.) to determine accurate rateable values.

  • Preparation of Submissions – Ability to prepare a concise and details precis of evidence for both rent review arbitrations and/or valuation tribunal hearings.

  • Rate Liability Management: Assist clients in understanding their rate liabilities and identify potential reliefs, exemptions, or discounts (e.g., small business rate relief, empty property relief).

  • Market Research: Monitor trends in the commercial property market to ensure valuations reflect current market conditions and comparable property values.

  • Client Consultation: Provide professional advice to clients on minimising business rates liabilities and maximising operational cost efficiency through strategic property management.

  • Stakeholder Liaison: Maintain effective relationships with local authorities, VOA, property agents, and legal advisors regarding property valuations and business rate negotiations.

  • Property Portfolio Analysis: Work with clients to analyse their property portfolios, identify rateable value discrepancies, and suggest opportunities for appeal or revision.

  • Legislation Compliance: Stay updated on relevant legislation, policy changes, and government reforms affecting commercial property rates.

  • Reporting & Documentation: Prepare detailed reports, valuation summaries, and financial forecasts for clients to inform decision-making.


Key Skills & Qualifications:

  • Degree in Property Economics, Real Estate, or Related Field –SCSI RICS (Royal Institution of Chartered Surveyors) qualification preferred.

  • Experience in Commercial Property Valuation – Minimum of 2 years in property surveying.

  • Knowledge of Business Rates and Valuation Processes – Either a good understanding or a willingness to develop and strong understanding of commercial rates legislation and appeal processes.

  • Excellent Analytical and Numerical Skills – Ability to interpret property data, perform valuations, and conduct market comparisons.

  • Strong Communication and Negotiation Skills – Comfortable engaging with clients, public bodies, and negotiating rate appeals.

  • Proficient in IT Systems and Software – Familiarity with valuation tools, property management systems, and standard office software.

  • Problem-Solving Orientation – Ability to identify discrepancies in valuations, propose solutions, and deliver outcomes in clients' favour.

 

Preferred Qualifications:

  • MRICS/FRICS designation or working towards RICS accreditation.

  • Experience with automated valuation models and rate assessment software.

  • Strong understanding of local property markets and planning regulations.
